PLANS have been submitted for 230 homes, a pub and a takeaway on land near Chippenham. 

Robert Hitchens Limited also want to build a local centre and open space on land off the B4069 - also known as Maud Heath's Causeway - East of Barrow Farm, Langley Burrell.

The development would be accessed from the B4069 Maud Heath's Causeway/Swindon Road.

It comes following the withdrawal of an outline application for 250 dwellings and a local centre at the same site, and the applicants says it and addresses points raised by the council during the consideration of that planning application. 

The site is not located within the Green Belt or an Area of Outstanding Natural Beauty.

The local centre "will provide new local services and facilities as well as new employment opportunities for residents.".

"The amount of open space provided has been designed in order to cater for the recreational needs of the existing and new community at North Chippenham and to meet the requirements of the Wiltshire Open Space Study standards for on-site provision of new development."

It is proposed that vehicular access will be from the B4069 Langley Road in the form of a roundabout junction. This will form the primary route entering the site.

The applicants say the development will "respect the local character but also move the community towards a more sustainable future, through a significant increase in housing choice".

They add: "Development will accord with the principles of high-quality design and best practice to create a townscape that is varied and sympathetic to its environment.

"The aim must be to achieve a development with a strong identity and distinct sense of place whilst at the same time integrating with the existing community."

It is also referenced in the plans that Wiltshire Council "cannot demonstrate a five year housing land supply, this position is acknowledged by the Council as referred to in this statement".

It also argues in its favour that: "The site is located at the principal settlement of Chippenham, a sustainable location, the site is available now and has the capacity for up to 230 dwellings (including much needed affordable housing) to help support the authority’s five-year housing land supply."

This application is for outline planning permission and all matters of detail - such as the mix of houses - are reserved for subsequent approval.
