Situation Birdsend Farmhouse is situated on the periphery of the quiet, rural village of Tibberton, a few miles north-west of the Cathedral City of Gloucester, within the beautiful Gloucestershire countryside; with this area being renowned for its rolling countryside and horticultural/agricultural background, including productive apple orchards and vineyards. The property is well placed for good access to the local town of Newent and has excellent commuter links to Gloucester, Cheltenham and Ledbury. A perfect location for rural living combined with modern-day accessibility.

Birdsend Farmhouse * This beautiful house, which is arranged over 3 storeys, is believed to originally date back to c.16th Century, which is evidenced within the kitchen and sitting room and some of the bedrooms and bathrooms, by an array of exposed beams and timbers, fireplaces and interesting original features such as Elm latch and brace doors, second staircase and echoes of historic windows and doors, which have been incorporated and remain part of this lovely home.

* The property was significantly extended c. 1850 and this aspect of the property combines high ceilings, and lovely light rooms with a range of original fireplaces, both in the ground and upper floors.

* A homely and welcoming kitchen/breakfast room is the heart of this wonderful home. Attractive, hand painted cupboards offer plenty of storage and there is space for a dishwasher and fridge-freezer. An integrated electric Neff oven with induction hob complements the 4 oven Aga, ensuring ample cooking facilities are available. The wooden work surfaces with Villeroy & Boch Belfast-style sink add to this lovely, country-style kitchen.

* A comfortable sitting room with inglenook-style fireplace is complemented by a Stovax wood burner and French doors which open out to the garden.

Birdsend Farmhouse Ctd. * The formal dining room with its high ceiling and double aspect gives a feeling of space and light and is further complemented by an open fire. The drawing room is a delightful, light room with attractive parquet flooring and feature fireplace with marble surround and both rooms offer flexible living spaces.

* There is a useful utility/boot room with space for a washing machine and additional storage with lots of space for hats, coats and boots, and direct access to both the garden and the rear lobby leading to the parking area and open fronted double garage. A shower room, office/study are also located off the rear lobby and the cellar can be accessed both from the kitchen and externally.

* An open spindle staircase leads up to the first floor, where there are 4 double bedrooms and 2 family bath/shower rooms; the spacious principal bedroom benefits from built-in wardrobes/storage cupboards and the main bathroom has a free-standing, roll top bath and separate shower.

* The staircase carries on up to the second floor where there are two further bedrooms and two very large attic rooms, currently used as storage but with huge potential for an additional bedroom(s), bedroom suite, children's play/tv room or office/workroom, etc.

The Outside * Birdsend Farmhouse is well situated within its plot, and is approached via a 5-bar gate, with pedestrian gate, leading to the private driveway up to the house, and is flanked by the gardens and open farmland.

* Large gardens surround the property and are mainly lawned but complemented by a variety of mature trees; including apple and walnut, shrubs, flowering plants; including lavender, climbing rose and honeysuckle along with a natural pond which is home to a diverse array of wildlife.

* Bounded by mature hedges, the gardens are largely private and, with the patio terraces, offer a wonderful space to enjoy the tranquil surroundings and the superb views over the adjoining open farmland and towards May Hill.

* A timber summerhouse provides a further space to sit and enjoy the garden and is perfect for entertaining on those summer evenings. There is also a greenhouse and good-sized timber log store.

* There is also a double, open-fronted garage with useful storage space above and ample parking for several vehicles.

* The property enjoys a very quiet and peaceful location with lovely views over the surrounding countryside and farmland.
