The Property

This early to mid 19th Century home is Grade II Listed and has been substantially extended at the side and rear. It has been the home of a well respected carpenter, who made countless staircases, doors and sash windows for cottages all around the town. There is much evidence of local craftsmanship throughout the cottage including hand-made windows, stairs and panelling. The cottage provides spacious family sized accommodation, in a sought after location, a short level walk from amenities in the Triangle and more comprehensive facilities in the town centre.

The Accommodation

There is a porch over the front door which leads into the hall, with an ornate bespoke staircase off. There is a cloakroom and a built-in storage cupboard. At the front is the good sized sitting room which has an open stone fireplace, created using the carved flagstones from the original floor. At present it is fitted with a gas coal effect fire. At the side is a panelled dining room with a bow window and plate display shelving, plus a serving hatch to the kitchen next door. This has a range of units, built-in seating in the breakfast area, exposed brickwork and a shelved larder cupboard. Leading off is a utility room with a sink unit, the gas boiler and ample space for white goods. On the first floor landing there are two built-in cupboards, one housing the hot water cylinder. The main bedroom at the front has extensive built-in wardrobes and cupboards plus an en suite cloakroom. The second bedroom has a built-in wardrobe and a basin, with a shower room on the landing. The family bathroom has recently been updated, and next door the third bedroom has a built-in wardrobe and cupboards. On the second floor is a large dual aspect attic bedroom with exposed timbers and built-in cupboards.

At the rear is a walled courtyard garden, which is paved and has a decked area. It enjoys a west facing aspect and has a side gate providing access to an adjacent private parking space. There is a shrub border adjacent to the front porch where there is potential to create a second parking space if required.

All mains connected. The gas boiler is in the utility room and supplies central heating and hot water, Council Tax Band D - £1,943.50 payable for 2019/20. There is no EPC as the cottage is Listed.
