Garden Cottage was built in the 18th Century in the Cotswold vernacular and sympathetically extended 24 years ago by the current owners to provide a three bedroom family home within the heart of Somerford Keynes.

The property is entered through a part glazed door into an inviting entrance hallway which is carpeted and provides access to the reception room, kitchen and stairs to the first floor accommodation. The hallway is also served by a window making the space light and airy. Off the hallway is a useful cloakroom with a white suite comprising a cloakroom sink and low level WC.

The reception room is in the original part of the cottage and features a stone fire place to one end with a wood burning stove, a real focal point of the room. Three windows to the main elevation and one to the side results in light flooding into the room and offers views of the beautifully planted garden. There is also built in shelving and an alcove within the room.

From a glazed door at the end of the hallway the kitchen is accessed and is in a galley arrangement with a range of wall and base cabinets under a laminate worktop, 1 ½ bowl stainless steel sink and drainer. There is space for a cooker, under counter dishwasher and washing machine. The kitchen is open plan with the sizeable dining room and both areas could be reconfigured to provide a layout to suite individual requirements. A large picture window overlooks the patio and garden and access to these is via a glazed door.

At first floor level the landing area has a built- in double wardrobes for additional storage. The master bedroom is spacious and two windows overlook the garden. To one end of the room there is a built-in triple wardrobes and to the other end a door through to the en suite shower room. This comprises of a corner shower cubicle with gravity feed shower, vanity unit with inset sink and low level WC.

There are two further double bedrooms, one being dual aspect.

A family bathroom completes the first floor accommodation and comprises of a white suite with bath, pedestal sink and low level WC.

The Grounds and Gardens

The house is approached along a private gravel lane to the side of the property, where the current owner parks. A timber gate within a low Cotswold stone wall provides access to the enclosed and private garden. The whole frontage and side with the lane is bordered by a high beech hedge, plus Leylandii to the rear and part of the other side together with picket fencing with evergreen planting. A gate within the Leylandii hedge leads to a piece of land containing the private drainage tank.

A path runs along the frontage of the house to the main entrance on the side elevation, then on to a patio area, enclosed by a low picket fence and gate. The door to the dining room is located by the patio. The path is bordered by a low stone wall and the garden is mainly laid to lawn with numerous boarders filled with an abundance of shrubs and flowers. Within one corner of the garden is a summer house, currently used as an art studio, with power and light. A trellis arch by the side of the summer house provides access to the composting area.

From the patio area the double garage is accessed via a personnel door. The garage has power and light with vehicular access from the lane at the side. Behind the garage the oil tank and log store are located.

The property is within the Conservation Area of Somerford Keynes. The village with its Saxon parish church and The Grey Hound Public House is situated close to the Cotswold Water Park which offers varied leisure activities such as sailing and angling as well as beautiful walks. Somerford Keynes lies four miles south of the pretty market town of Cirencester and is ideally located for easy access to Bath, Bristol and Cheltenham. In addition there is a main line station, primary school and shop at Kemble just three miles away.
