Location & DescriptionOrizaba Lodge lies some 8 miles south east of the market and tourist town of Ross-on-Wye and on the rural outskirts of the village of Ruardean. The property stands completely on its own, the principal aspects being to the south east and south west, the house thus receiving a very high degree of natural light. The house is virtually surrounded by farmland, and there are stunning views, particularly to the south west, across miles and miles of unspoilt countryside. Principal room sizes are generous, and the first floor offers 4 bedrooms, bath/shower room and w.C., whilst the second floor comprises a versatile library room/office with Velux roof lights to two elevations.

Orizaba Lodge owes its unusual name to Mr Timothy Bennett, who bought the plot of land, (about 1/3 acre) initiated the construction of the house, (circa 1890) and was the original owner/occupier. A Victorian railway engineer, and originally from the Ruardean area, Mr Bennett had spent many years in Mexico, assisting with the development of its railway infrastructure, particularly around the growing town of Orizaba, near Veracruz.

His work successfully completed, he returned to Ruardean (with new new wife Dolores!) to establish a family home in Gloucestershire. In a sentimental gesture, he named the house after the place of his happiest and most productive years – Orizaba. The remaining physical link to its ‘Mexican’ origin is the design of the cast iron railings and gate to the front of the property, which incorporate amongst its features a stylised version of the Aztec sunburst motif.

Positioned to the side and rear of the property are the sizeable gardens, with many established trees and shrubs, together with a number of wooden outbuildings, greenhouse and an aviary.

Everyday amenities are available nearby in Ruardean, whilst Ross-on-Wye, Monmouth, Gloucester and the M50 motorway are all within approx. 25 minutes drive.

OutsideA Cotswold Gravel Driveway leads up towards the front of the house and continues past the south western façade, a neat Beech hedge delineating Orizaba Lodge from the adjacent farmland. The driveway allows for the parking of several vehicles, and there is sufficient space beyond the driveway for positioning e.G. Caravan, motorhome etc. There is a fine, statuesque, mature Corsican Pine tree to the left of the approach drive.

A wrought iron pedestrian gate in the centre of the front boundary opens onto a flagstone path, flanked by Lavender, leading directly to the front porch.

An arch topped wooded pedestrian gate opens onto a further flagstone path, giving direct access to the garden room, and also allows access onto a gravel path which leads to a Delightful Flagstone Sun Terrace approx 12’ x 10’, whilst nearby is a healthy young Bay tree, and Laurel hedge. The paved sun terrace gives way to a Pergola and Flagstone Path which extends some 100’ from the rear of the house all the way up to the substantial hedge and Blackthorn hand crafted gate, and which delineates the next section of garden (see shortly). The pergola is adorned with Clematis, Roses and other climbers.

To the north west of the pergola is a Neat Area of Lawn adjacent to which is the Wildlife Pond irregular in shape, but of overall max dimensions approx 20’ x 16’. Set in a curving form around two sides of the pond is an attractive dry stone wall with stone bench at its apex.

To the south west of the lawned area there is a further stretch of Beech hedging and other shrubs including Cotinus, Hornbeam, Cornus, Cobnut and others.

The Greater Section of Garden lies beyond the Blackthorn gate, and is broadly triangular in fashion, max length being approx 165’, and max width at the base approx 70’. Positioned towards the base is a Wooden Garden Shed approx 14’ x 10’, whilst adjacent is the Aviary approx. 17’ x 12’ with a covered wooden extension to one corner.

Nearby are several fruit trees including apple, Pear, Plum and Cherry and an Attractive Green Wooden Greenhouse approx 10’x 6’.

To the left of the central path are Five Raised Beds, currently planted with Strawberries & Gooseberries, whilst nearby is a further Soft Fruit Section.

Beyond a further specimen Beech tree is a Stumpery and beyond same a Fernery.

Positioned at the extreme apex of the garden is a fine mature Ash tree and running along the line of the north western garden boundary are a series of further Mature Deciduous Trees. The outlook from many parts of the rear garden is across farmland towards the Welsh Hills in the extreme distance. In addition to the aforementioned outbuildings, there are a number of additional Smaller Wooden Outbuildings at various points in the garden. There are two hot water solar panels on the south western roof slope which help to heat hot water.
