SO FAR, April has brought with it plenty of sunshine and whilst the mercury isn’t always as high as the bright skies may lead us to believe, there’s certainly the feeling that spring has sprung.

With the Easter weekend just behind us and two more bank holidays to look forward to next month, it’s around this time of year that the DIY enthusiast in us all comes to the fore and with lighter, brighter days now is certainly a great time to present a property in its very best light.

For anyone considering putting their home on the market here’s our advice on how to ensure that it stands out from the crowd.

First impressions count and the kerb appeal of a property can make the difference between simply driving by or choosing to view a property.

Spring is when gardens are often at their best and they can be a real asset in attracting potential buyers, particularly those with families. A little time invested in making it as attractive as possible can make a real difference, but it’s often just light gardening that is needed so don’t worry if you’re not blessed with green fingers – some simple pruning, trimming and a few pot plants can really add that all important welcome to your home.

Don’t forget too to pay attention to the exterior of your actual property too. Paintwork may benefit from a fresh lick of paint and windows should always be clean to add some added sparkle.

Once inside, you’ll want to create a warm welcome but whilst the smell of baked bread or freshly brewed coffee is an age-old tip for creating a homely feel, you simply can’t beat fresh air! So, throw open some windows and doors and let the warm, clean breeze into your house before a viewing.

Anyone with patio doors may, depending on the weather, also choose to keep these open whilst the viewing takes place in order create additional illusions of space and bringing the outdoors inside.

A neat, tidy home will give a clean, fresh impression, as well as making rooms seem larger.
