FROM garages to paddocks, and development land to houses, there’s something to suit all tastes at a property auction in the Cotswolds later this month.

Seven lots will be going under the hammer with Cirencester estate agent Moore Allen & Innocent at the firm’s Norcote Salerooms on Thursday, March 30, from 2.30pm.

And, says valuer and auctioneer Roy Bowyer, the lots cover the entire spectrum of properties you can expect to find at an auction.

“From parking garages, through amenity land and development land, to houses that are ready to move into, this auction has everything,” says Roy.

The first lot to be offered for sale is a single garage in Cirencester’s Kemble Drive.

In an area where parking is at a premium, the auctioneers anticipate bids of around £10,000 for the 5.18m by 2.44m garage, which includes gravelled parking to the front.

Lot 2 is a paddock off a bridleway at Ampney St Peter. 

The 0.887 acre paddock has gated access, and the adjacent bridle path makes it ideal for horse and pony owners. 

Auctioneers will be looking for bids in excess of £27,500.

A detached bungalow in need of modernisation will be the third lot to go under under the hammer. 

The property is sited just off Cirencester’s London Road - close enough to walk into town, but far enough away from the road to offer a degree of tranquility.

With a gross internal floor area of just over 1,000 square feet of flexible accommodation, the two-bedroom bungalow also has a detached garage and plenty of off-road parking, and carries a guide price of £270,000. 

Laburnum Cottage at Uckington, near Cheltenham, offers ready-to-move-in accommodation sitting in a third of an acre of land with fields on two sides. 

The three-bedroom detached house comes with old buildings, gardens, and parking and auctioneers will be looking for bids of around £225,000.

Charlcutt Barn near Calne offers the buyer the chance to convert the modern agricultural structure into a contemporary home in rural tranquility. 

The barn is sold with planning consent to convert into a two-bedroom dwelling.

It sits in a third of an acre, with an entire surrounding field available by separate negotiation. Bids over £125,000 will secure the lot.

The final two lots are development plots. 

A 0.21 acre site at the edge of Stanton St Quintin comes with outline planning consent for a single dwelling.

With Junction 17 of the M4 just over a mile away, the completed property will prove tempting to commuters. The guide price is £195,000.

And bids of £320,000 are expected for a plot measuring a third of an acre at Somerford Keynes.

The site comes with full planning consent for a four-bedroom family house extending to 3,000 sq ft and overlooking a lake.

Moore Allen & Innocent is already accepting properties for its summer auction on May 23, which will include a barn conversion near Cirencester and a double building plot in a rural Cotswolds location.

Open house events will be held for each of the properties every Saturday prior to the auction.
