Here’s how to get your property ready for the market…

THOUSANDS of people across the county are expected to put their home on the market in the new year, but in order to attract a buyer and get the best price many should consider how to effectively prepare their property for sale.

Kevin Shaw, national sales director at property specialist Leaders, says: “You don’t need a huge budget and lots of time to make a significant impact on your home that will make it more appealing to prospective buyers. Even cheap solutions – such as carrying out all the little jobs you’ve been putting off for months – can transform a property.

“Many home improvements will increase the value of your property, allowing you to sell for an even greater price. Just be sure to do your sums first to ensure your return will more than cover the costs of any work.”

Kevin’s top five tips for preparing a property for sale are:

1) Quick fixes

If you have lived in your home for some time, there are almost certainly a number of small jobs you have not yet got round to doing. From replacing lightbulbs to fixing cupboard doors and replacing the shower curtain, there are plenty of quick fixes you can make.

2) Clean and declutter

This should be a priority for all sellers. Clutter is an instant turn-off for viewers so make sure your living areas are bright, open and clean. When it comes to cleaning, a quick once-over will not do; you should carry out a comprehensive clean of every surface that leaves your home gleaming.

3) Repair, restore, revamp

Signs that parts of a home have been left to fall into disrepair will leave buyers wondering how many extra hidden problems await them.

So it’s important to get the nuts and bolts of the house right – including cracked walls, leaky taps and wonky doors.

4) A fresh coat of paint

Repainting a room will show your home has been well looked after and updated on a regular basis. It also gives you a chance to show off a fresh new look to viewers. For the cost of just a couple of tins, it is well worth sprucing up your property.

5) Interior décor

You can’t change the size or shape of your rooms, but you can decide how they look and feel. Even small touches – such as a new rug or throw, a stylish pair of curtains or some eye-catching cushions – can revolutionise the interior of a property.

Kevin explains: “It is certainly worth investing a little time and money in preparing your home to look its best prior to it going on the market. Doing so will ensure it stands out in the eyes of buyers and could lead to a quicker sale.

“A great estate agent will be able to identify the areas in which sellers should focus their efforts.”
