2017 Should be a Great Time to Move

WITH a good deal of economic uncertainty still surrounding Brexit and Article 50 the big question is, what will the property market do in 2017?

Well the truth is we honestly don’t know for sure but there are some positive indications locally which point to a continuation of the brisk market we have experienced in 2016.

Nationally most pundits and experts are predicting a small increase in prices but a fall in the number of house sale transactions.

At Besley Hill we have sold nine per cent more properties in 2016 than 2015 and there is no doubt prices achieved have gone up year on year, especially towards the lower end of the market.

A general lack of supply of property has created a situation whereby multiple offers for the same property have led to some quality properties fetching over the asking price with sales being agreed on a ‘best bid’ process ensuring sellers achieve the highest price the market can give.

This market has left some buyers behind who are not in a ready position to offer as they need to sell their existing home first.

This is why it is essential to get yourself in a ‘proceedable position’ if you are serious about moving.

With Christmas fast approaching many sellers are put off putting their houses on the market.

Don’t leave things too long is our advice.

December is the best time to get your house valued, complete tidy up jobs ready to catch the January market to have a hope of achieving the best price prior to the expected lull after Article 50 is triggered later next year.

There are still plenty of good quality buyers out there looking along the M5 corridor and our area as excellent commuting communication links attracting buyers working in Bristol, Gloucester and Cheltenham.

We are due to see an expansion in the area with hundreds of new homes due to be built locally in Dursley, Cam and Berkeley with high quality family homes being built by national homes builders.

If you want to get ahead of the queue and pick your preferred plot start by getting your home valued and on the market to give yourself an advantage over other house hunters who are looking.

With bright sunny winters days, like we have been seeing, get the photographs taken ready to go on early in January ready to take full advantage of the peak spring sales season.

With ultra low interest rates looking set to continue and the Cities of Manchester, Birmingham and Bristol have been highlighted as property hotspots in 2017.

I believe we will continue to catch many buyers from the super hot Bristol market so it’s far from being doom and gloom, in fact, I expect some seasonal cheer, so let’s all drink to that.
