Requirements when searching for your next property.

WHAT each person is looking for when they buy a house can of course be very different.

It can often be different between couples!

When I write up a set of particulars for a property it is so important to really write about all that the property has to offer.

At Besley Hill Town and Country Homes we still offer a full detailed brochure with plenty of photos to complement this on every property we are selling and that goes for a full right up online as well.

We also endeavour to ensure any important information is also listed such as rights of way, management charges and with any land we sell the detailed planning consents if applicable.

For many they may have a list of essentials created ready, either because they have it in their current home and love it, for example they may have a woodburner that will be staying or a larger garden and listing the detail can be the difference between the viewer deciding to view or not when browsing through the property portals.

For newspaper advertising we find less is more so that we simply place six salient bullet points ie key features to entice those looking to want to find out more and to call us.

With our property features in the Stroud News and Journal we also have the luxury of being able to describe in more detail about a property and the location.

Location is so important as it is for many of the amenities near a property.

While agents drive extensively around the Five Valleys to carry out appointments, many residents do not own a car or choose not to drive so transport links can be very important.

We are often asked about bus routes, which from many local villages to Stroud are very good.

Our Stroud area is also so lucky to have the excellent train links to London from both Stonehouse and Stroud, this without doubt attracts many buyers.

With so many people now able to work at home, internet connections, telephone points and a good working environment are essential.

In my travels I also meet a lot of artists, musicians and therapists looking to work at home, again where the right space, light and environment are essential.

Therefore as agents, how we draw together our written brochures to encompass all the information and relevant photos is so important.

This information and the same key points then of course feature on the carefully chosen websites we use on which we advertise properties For Sale and To Let.

Over the years we have sold properties with some wonderful historic covenants, on a recent sale a covenant allowed the owners to graze one cow in the garden of their cottage!

In an area rich in history, with such beautiful views and with such an array of properties, we are lucky to be able to write with interest every time.
