Now we know the result - life goes on

THE property market is one which is so often affected by what is happening in the political world and this year has been no exception.

Since February when the date of the Referendum was announced, confidence of potential purchasers has been knocked.

However I am glad to say not all succumb to the vagaries of what is happening in the political world and in the last three months we have seen a dramatic increase in viewings especially of village houses and cottages.

This has led to a number of houses being subject to competitive bidding with sale prices being achieved in excess of the guide price.

Another element of the property market which is now “in vogue” is land.

Properties with sufficient land to meet the “Mixed Use” category are able to benefit from the Mixed Use Stamp Duty band which can be a considerable saving over the full Stamp Duty for residential property which can be punitive in some cases, especially for second homes.

Often when there is turmoil and flux in the financial worlds, the property market gets a lift as people turn to buying their “Dream home” where they can enjoy family life away from pressures and stress.

Where better to do this than in the Cotswolds?

One of the prettiest and most sought after AONB in the UK.

Now we know the result of the referendum, many people have gone into a flat spin, probably spurred on by an explosion of expletives on social media!

My advice to all is to keep calm.

The property world has experienced many political factors over the years and has ridden the storms.

So I look forward with enthusiasm and expectation.

At the end of the day people’s daily lives have to go on, and move on they will.

Parents want to bring their children up in a happy family home and enjoy the beauty of what the Cotswolds has to offer, both in rolling countryside and excellent schooling.

I am sure the Brexit situation will take months or even years to sort out – but I fully expect the property market to have renewed vigour with an increase in activity and therefore transactions.
