TENANTS across the UK now have the right to ask their landlords for consent to make energy-saving home improvements.

New legislation came into effect on April 1 that means those letting out a property will not be able to refuse eco-friendly projects providing tenants can prove the work can be completed at no cost to the landlord.

Carole Charge, technical and compliance director at Leaders, says: “The new ruling is excellent news as it can have a positive impact on both landlords and tenants, not to mention the environment.

“Tenants now have a viable way to drive down their energy bills by making homes more efficient, while landlords will benefit from happier tenants and a more energy-friendly property in the long run. It also allows us to help our landlords make the most of the new legislation, as we will deal with all requests from tenants living in properties we manage. We will also ensure our landlords take advantage of any available government funding schemes they may be eligible for.”

A recent survey by the National Landlords Association (NLA) found 35 per cent of tenants said they consider the energy efficiency of a property before deciding on where to live. As such, a greener home can be easier to let and could achieve a higher rent.

Carole adds: “A comfortable property that generates lower fuel bills is likely to be more attractive to tenants. People may also be keener to stay in such a home for longer, which in turn will reduce void periods.

“Our advice to landlords is to be open to the idea of all energy-saving projects, particularly as many can be completed with only a minor upfront cost.”
