THE Cirencester and Cotswolds lettings market is experiencing continuing high demand for good-quality rental homes according to Moore Allen & Innocent.

The firm has reported securing tenancies for certain properties within 24 hours of them appearing on the market and regularly receives more than 60 enquiries a week from potential tenants.

Paul Oughton, head of lettings for the firm, said: “The lettings market has continued to be very buoyant since the start of the year and in particular we have noticed a marked increase in demand from tenants looking for longer term family homes.

“Both young professionals and families are seeking village and rural properties to rent, ideally traditional cottages or farmhouses, perhaps with a good-sized sizeable garden or small paddock. With mortgages still unattainable for many, renting continues to be a way of life for people in their 20s, 30s and even 40s and 50s.

“Therefore, tenants aren’t necessarily looking for temporary accommodation but somewhere homely where they can settle for longer periods of time.

“Generally, once tenants have found the right property, they are extremely quick to act, demonstrating an understanding that competition for good quality lets in the region is extremely high. Landlords who dither are likely to lose out on the best applicants who act quickly to secure a property ahead of the crowd.”

Moore Allen & Innocent has continued to increase the number and range of tenancies agreed across its growing portfolio of clients compared to the same period last year.

The lets ranged from one and two bedroom fully furnished cottages, still popular with young professionals, to four and five bedroom rural farmhouses suitable for families who want space and a generous garden.

Tenants need to be proactive and decisive when it comes to securing lets, with properties such as the newly refurbished three bedroom Lodge Cottage in Kemble (£1,500 pcm) snapped up within 24 hours of it being advertised.
